Habitat - Society Management/Accounting Software
 
The all new Habitat is a Co-operative Housing Society Accounting Software package developed by Panoramic Universal Limited (Formerly known as IT Microsystems (India) Ltd.[ITMIL]), Mumbai. Basically it aims at making the work of a Chartered Accountant / Society Consultant / Secretary / Treasurer / Chairman of a Housing Society, very easy.
 
Habitat can be seen as having three distinct modules namely,
Details Module.
Accounting Module.
Forms Module (Bye-Laws).
Statutory Regisers
 
 Details Module :
All the possible details for a society can be stored into the software. This will include the following details.
About the Society. (its registration details, builder & architect details)
About the Buildings that form the Society. (the no. of floors and flats in a building)
About the Units (Flats/Shops) within the building.
About the Occupants, their family members, their vehicles. (even their profession, blood group, religion, etc.)
About the Employees. ( sweepers, security personnel, gardener,etc.)
About the Contractors. (exterior repairs contractor, electrical contractor, CNG gas connection contractor)
About the Committees that are formed in the Society.
About the Resolutions that are passed and Minutes of the meeting
About the Assets that are owned by the Society.
Also maintains Nomination register, Share Register, I-Form Register and J-Form Register, FD register details and Transfer Register.
It has a unique Yellow Pages feature that helps find the nearest Hospitals, Colleges, Blood Banks and any other necessities in the locality.
Panoramic Universal Limited shall assist you in preparing all the details initially. Once you learn the method, you can add on new members and new society records on yourself. The process is very easy. There is no limit whatsoever for adding on societies. The maximum number of members in a society is very large, to be precise, it is 32767.

 Forms Module :
This Module provides the user with all the forms as prescribed under the Co-operative Housing Society Bye–Laws of Federation of Societies of India. All these forms are in Word format, so that you can actually type into the forms and take the printout. This module includes the new revised bye-laws. Audit report forms 1 & 28 of the federation of societies are also included.

Share Register, Nomination Register, I-Form Register, J-Form Register, Fixed Deposit Receipt (FDR) Register, Share Transfer Register
 
Flexibility given to the end user
You can assign the billing pattern for a particular society, whether it should be monthly, bi-monthly, quarterly and half yearly.
You can click on a lump sum amount and get the breakup for how is that amount accounted for.
Debit / Credit notes help in adjusting the excess/shortages of payments from the members.
You define the interest rate for arrears received from the members.
You define the due date for payment of bills, after which the assigned interest rate is levied on the member, till the date he gives the payment.
Different interest rate can be levied for a particular member if desired.
Printing is designed in such a way so as to adjust to continuous printing as well as A4 size printing.
You can add-on the necessary account heads that differ from society to society. eg. Garden Maintenance, Fire Insurance, etc.
You can fill up the Bye-Laws forms with the details of concerned member and get a printout of the same.
You can backup database on a different drive (in a partitioned hard disk), or floppy/CD, & if original database is lost due to some reasons then it can be restored from the backup copy. Also a zipped database file easily fits into a floppy.
The software is LAN compatible too.
 
How is it helpful ?
Anybody with a basic knowledge of accounting and computing skills can work. You need not even be an accountant or a CA. The software completely eliminates all the paperwork and maintenance of huge books and registers. The software is very graphical and user-friendly. Even a novice can work on the software with initial assistance.
You just keep track of all the transactions & feed them in the software. You don’t have to do different postings for the same in Receipt & Payment Account, Income / Expense Statement, etc.. This saves you time & gives you an accurate Balance Sheet.
 
Technical Details
The software has been designed in VisualBasic and hence no problem whatsoever when working in Windows environment.
The database is stored in Microsoft Access format. Access offers compacting the database, and on further zipping it, the database reduces to mere 200Kb to 300Kb.

The software is not heavy on system resources and works very fine even with 32MB of RAM.
